use Closing Cash Realty as your Realtor®. You can use your cash rebate for closing costs, to
purchase furniture, buy a new pet, or whatever you choose. We provide our buyer
clients with this rebate because we know that you're going to perform most of your
search on the Internet anyway, so why shouldn't you share in the commission?
- When a real estate broker places a seller's home on the market, that broker will typically
share the commission on the sale of that listing with another real estate broker that brings
in a buyer (known as cooperating compensation)
- The amount of cooperating compensation typically ranges between 2-3% of
the home's sale price
- By signing up for our Buyer Rebate Plansm and purchasing a qualifying MLS-listed home, we will pay you a rebate of up to 50% of our cooperating compensation
- Please note that to participate in this program you must have a recently obtained pre-approval letter from a financial institution
- Due to the large amount of time and effort involved and the uncertainty of ever closing, the maximum rebate level for a short-sale purchase is 25% of our commission regardless of home purchase price
- Rebates paid on foreclosure/REO home purchases are paid based upon normal Buyer Rebate Plan levels

Our Buyer Rebate Plansm services are identical to or better than those of our competitors, even those who provide no rebate at all, as summarized below:
- We will provide you with a superior level of customer service
- We will provide you with a daily email report of active listings, based upon your criteria,from the MLS of Northern Illinois
- You select the properties that you would like to see and we will schedule an appointment for you
- We will accompany you on all property showings
- Once you're ready to make an offer, we will assist in negotiations and prepare all the necessary contracts
- We will prepare you for and assist in the closing
- Chicago real estate rebates are paid within ten (10) business days after we receive our commission
Our Buyer Rebate Plansm is a partnership between our buyer clients and ourselves. We are able to share a large portion of our revenue
by increasing the closed transaction volume with motivated buyers. For this reason we only accept qualified buyers that meet the following criteria:
- You must be a motivated buyer. No tire kickers please.
- You MUST have a pre-approval letter from a financial institution. No exceptions.
- You must be willing to accept a large rebate check from Closing Cash Realty after closing!
